Initial Contact & Site Visit
After our initial contact, we conduct a thorough review of the project, either on-site or in our office, to understand your requirements. We also provide a preliminary assessment of the property's potential and offer an initial estimate of the project's budget.
Survey
Our designers take accurate measurements and photos and discuss the project scope. These surveys form the foundation of our designs.

Bringing Ideas to Life
Our designers produce concept sketches, working closely with the clients wishlist to refine these into presentation drawings. We also offer material selection and guidance at this stage.
Three Design Concepts
We present two or three design concepts (subject to scope within the property), including a challenging option to stress-test the brief. 3D walkthroughs are available at extra cost to preview the environment. This method helps refine the master plan by selecting the best elements.

Planning Permission
We create detailed plans and elevations, submitting them to the Local Authority and handling any revisions. With numerous successful applications, we navigate the approval process on the client’s behalf.

Building Regulations
The technical package ensures accurate costings for construction, with detailed drawings to prevent hidden costs. We only build projects we have designed, maintaining quality control throughout. Drawings are prepared to allow tendering with other builders if desired.

CDM Sign-Off

As legally mandated, we serve as both the Principal Designer and Contractor, ensuring that all aspects of the project meet quality, sustainability, and legal standards. The CDM file, which includes all necessary certificates and drawings, is retained with the property.

Build Preparation
A guaranteed, fixed-price quote, itemised and supported by a construction programme, payment schedule, and an on-site construction file. We organise every build aspect with a dedicated project manager guiding clients through the process.
